Radon Testing and Mitigation for St. Louis Agents and Home Inspectors

Last updated:

Air Sense Environmental works with St. Louis and Metro East real estate agents and home inspectors on the same terms it offers homeowners: the same pricing and the same scheduling. To refer a buyer or seller, share the property address, the inspection-response deadline and the access contact. Air Sense arranges radon testing, performed by an IEMA-licensed radon measurement professional, and designs and installs mitigation systems when a result calls for one.

What does Air Sense Environmental do in a home sale?

Air Sense Environmental handles the radon side of a transaction, from the first measurement to a documented mitigation system. Air Sense arranges radon testing, performed by an IEMA-licensed radon measurement professional. Mitigation systems are designed and installed by Air Sense, led by owner Jake Lusby, an Illinois IEMA Mitigation Professional (license RNM20232346).

  • Radon testing for buyers during the inspection period and for sellers before listing.
  • Radon mitigation when a result is at or above the EPA action level of 4.0 pCi/L, with a written proposal.
  • A look at an existing radon system a buyer finds in the house.
  • Crawl space encapsulation when a crawl space is part of the radon plan.

Do agents and inspectors get different pricing or scheduling?

No. Agents, inspectors and their clients get the same pricing and scheduling as any homeowner. There are no referral fees, partner discounts or reserved appointment blocks. Each request is quoted and scheduled for the actual property, so the most useful thing you can do for a client is send complete details early.

How do you refer a client?

Call 314-664-9807 or use the form on this page. Include the details below so the visit can be checked against the deadline that matters.

  • Property address and whether the home is occupied.
  • The inspection-response deadline, not only the closing date.
  • Who authorizes entry and who provides access.
  • Who should receive the report.
  • Any previous radon report or existing radon system.

How long does a real estate radon test take?

Short-term transaction testing commonly requires at least 48 hours of measurement. Placement, pickup and reporting are scheduled around that period, and Air Sense confirms the actual timing for each property before anyone relies on a date. Leave room in the schedule for a repeat test if test conditions are interrupted.

What if you already run radon tests yourself?

Many St. Louis inspectors include radon testing in their own service. Air Sense can still help when your result comes back at or above 4.0 pCi/L: send the client and the complete report, and Air Sense will discuss mitigation options and prepare a written proposal that separates installation, any related work and the follow-up test.

What happens after a high radon result?

Keep the complete report and share it with the mitigation contractor along with details about the foundation. Who pays is set by the purchase agreement and any negotiated amendment, not by the number itself. Our guide to who pays after a failed radon test covers the common options, and buying a house with radon or an existing system covers what buyers should check.

What changes on the Illinois side of the river?

Under the Illinois Radon Awareness Act, the seller of residential property gives the buyer the IEMA-OHS pamphlet "Radon Testing Guidelines for Real Estate Transactions" and the Illinois Disclosure of Information on Radon Hazards. Illinois also requires radon testing and mitigation to be performed by professionals licensed by IEMA-OHS. Missouri DHSS states that Missouri has no regulations requiring radon testing. The people handling the sale decide how these rules apply to a specific property.
